Description
The incumbent will be responsible for ensuring day-to-day operation of Kamar Business Center; supervising service providers responsible for maintenance of engineering systems (HVAC, power, boiler, etc.) and green areas (plants, trees, flowers) of the building; accepting completed works; ensuring prompt response, communication and involvement of task forces and specialized service providers in case of emergencies or breakdowns; organizing recovery and accepting completed works.
Responsibilities
-Supervise and ensure continuous and effective operation of technical and engineering systems of Kamar Business Center; attend to breakdowns and failures, involving specialized or emergency services where required
-Supervise and ensure that internal and external lighting, areas and green territories of the building are properly maintained and kept clean at all times
-Supervise and ensure that elevators are operated properly and trouble-free at all times
-Ensure that power generators are properly maintained and regularly checked, loaded and kept in proper working condition at all times
-Supervise firefighting facilities
-Ensure that minor repair works are done where required (works which can be done without involving specialized workforce)
-Coordinate the work of specialized services responsible for maintenance of engineering systems of the building; supervise provided services; accept completed works
-Supervise and ensure continuous and effective operation of heating and cooling systems of Kamar Business Center; attend to breakdowns and failures, involving specialized or emergency services where required
-Supervise and ensure continuous and effective operation of water supply and sewage systems of Kamar Business Center; attend to breakdowns and failures, involving specialized or emergency services where required
-Ensure technical control over ventilation and power supply systems (solar panels, diesel generator, etc.) of Kamar Business Center; attend to breakdowns and failures, involving specialized or emergency services where required
-Advice the employer on vendor selection and tendering issues
-Provide a list of critical devices required for all engineering systems of the building to the employer, advice the employer on procurement of necessary hardware and facilities
-Perform other functions prescribed by Chief engineer job description as assigned by the Management.
RequiredQualifications
-University degree in engineering
-Excellent command of Armenian and Russian; knowledge of English will be a plus
-At least 3 years of experience in a relevant position
-Experience in working in modern business centers will be an advantage.
-Computer skills: proficiency in MS Office
-Ability to work and make decisions under pressure
-Self-driven personality, energy, ability to work in a complex environment
-Team-player and leadership skills
