Description
Ginosi Apartels is looking for a creative and technologically savvy Building Architect to perform all phases of architectural work including the critical review of existing floor plans for gap analysis with Ginosi requirements and structural evaluation of existing real estate in various countries and locations. Additionally, you may be asked to take part in or lead architectural activities such as planning, designing, overseeing and supervising construction. You will work within our small internal Architectural and PM team, Creative and other Ginosi teams as well as external architectural studios and location-based architects. The ideal candidate will be involved in doing new building designs, extensions, alterations, restorations and conservations from the earliest stages right through to completion will be available for travel on short notice and can speak at least English but preferably also Spanish.

Responsibilities
-Evaluate company needs, analyze and effectively document design objectives and spatial requirements including programming, space planning, utility and people flow and facilities planning
-Research materials and concepts to advise and support design team on technical issues influencing interior design concept development
-Generate a design that can be technically implemented, within the constraints of the project goals, budget and within local ordinances and codes
-Oversee and manage project schedules & budgets
-Evaluate and select materials, develop finish palettes, consult with vendors, and inform project specifications
-Control, manage and monitor the project from start to finish ensuring high-quality work, and delivery within specifications
-Produce high-quality drawings in conformance with project time, budget and quality parameters
-Choose the nature and quality of the materials to be used and specify the requirements for the project
-Adapt plans according to circumstances and resolve any problem that may arise during construction
-Responsible for communication verbally or in writing with other disciplines, vendors, and contractors to ensure incorporation of all information into project requirements and provides support as necessary
-Assess the building needs and its users and advise on project practicality
-Prepare applications for planning and building control departments
-Review construction documents in progress to ensure they meet design and architectural standards
-Oversee the permit process through a global team of local experts in each jurisdiction
-Produce detailed blueprints and make all necessary corrections
-Ensure that all work is carried out to specific standards, building codes, guidelines and regulations
-Make on-site visits or delegate appropriate individuals to do so, check on project status and report on the project
-Follow architectural trends and advancements, and compile project specifications
RequiredQualifications
-Bachelor's or Master's Degree in architecture
-Proven work experience as an architect with a strong portfolio to prove artistic skills
-Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
-Excellent ability to communicate in English, preferably also Spanish
-A strong imagination and ability to think and create in three dimensions
-Sound analytical skills, accuracy, and attention to detail
-A keen interest in buildings and the built environment - an insight into Building Information Modeling (BIM) will also be a significant advantage
-Excellent communication skills, written and oral, with the ability to liaise effectively with a range of other professionals
-Good organisational and negotiation skills
-Strong teamwork, leadership and project management skills
-Understanding of construction processes and an eye for details
-Commercial awareness and business acumen
-Reasonable mathematical skills
-Excellent IT skills, including computer-aided design skills: Revit, AutoCAD
-High levels of creativity, imagination and vision
